THINGS YOU MAY WANT TO KNOW

What You May Not Know:

All portions of your home’s exterior finish, other than the wall covering, are normally classified as exterior trim. This includes the moldings and sills around doors and windows, decorative columns, fascia boards, louvers, soffits and shutters.

Many older, traditionally designed homes have decorative sheet-metal cornices, which are regarded as part of the trim. The dilemma with sheet-metal trim is that if it is not maintained and kept sufficiently painted, it will rust and deteriorate.

Moisture can cause paint to peel on the lower parts of stucco or other types of masonry walls. Water in the ground can be absorbed into the masonry, travel upward and, when warmed by the sun, create water vapor pressure on the back side of the paint film. This problem is often accompanied by a white crystalline deposit called efflorescence on the paint and a general breakdown of the masonry itself.

The two major causes of painting failure on exterior wood surfaces:

* Moisture passing through the structure from the inside
* Exterior sources of moisture getting behind the painting film

These failures may be a product of faulty flashing, lack of sufficient ventilation in the home itself (example: ridge vents, soffit vents, attic vents), allowing trapped moisture to evaporate, improper or inadequate caulking, or a porous or cracked painting film, just to mention a few, of many, possible causes.
Common Paint Failures:

Alligatoring

Alligatoring is cracked paint that resembles alligator skin, and is generally found on wood surfaces. It occurs when paint cannot adhere to a glossy surface, when a second coat of paint is applied over an inadequately dried first coat of paint, weather aging, excessive coats of paint, or when the finish coat expands and contracts at a greater extent than any underlying coats. Paint must be completely removed when alligatoring has occurred to ensure an even and uniform finish. Wood surfaces should be primed with a top quality alkyd primer and acrylic latex finish.

Bleeding

Bleeding refers to surface discoloration commonly found on exterior wood surfaces and hardwood siding, ceilings, repainted wallpaper, or when light colored paint is applied over dark colored paint. The causes of bleeding are moisture and water soluble dyes located within wood surfaces and wallpaper or inadequately primed surfaces. Bleeding on hardboard siding is caused by wax. The removal of any excessive water source is essential before any surface preparation can be completed.

Blistering

Fresh paint applied in direct sunlight, and moisture, causes paint to blister. Surfaces that are heated by the sun and become hot can prematurely dry new paint, causing blistering. This is more common with dark or dramatic colors because they, in addition to surfaces, absorb heat. Heat blistering will have a layer of paint under the blister if the surface is being repainted. Trapped moisture in walls or behind surfaces will eventually try to escape through painted surfaces, also causing blistering. Moisture blistering will reveal a bare surface under the blister. Blistering surfaces should be scraped and sanded smooth, primed with a top quality alkyd or acrylic latex primer, and finished with top quality acrylic latex finish paint. If moisture blistering occurs on a repainted surface, spot priming of bare spots will be necessary to ensure a uniform and even finish before the final priming and painting is completed.

Checking or Cracking

Checking is an early form of cracking and occurs when paint begins to lose elasticity, forming narrow breaks on the painted surface. These breaks later swell and turn into cracks. Checking and cracking are found on wood surfaces with multiple layers of paint or plywood.

Chalking

Chalking is the weathered powder found on exterior painted surfaces and is a normal way for paint to weather away. However, premature chalking can be caused by inadequate priming or thin paint. Homeowners should be aware that chalking on siding located above masonry will run during rainy weather causing the masonry to stain. Once a chalked surfaced is pressure washed clean and prepared for painting, one coat of a top quality alkyd primer and one coat of a top quality acrylic latex finish paint is highly recommended for the prevention of future excess chalking.

Peeling and flaking

Though similar to blistering, peeling and flaking suggests a moisture problem that is more widespread. They are common problems in older houses where water may have been trapped inside the walls during installation. This is an unhealthy condition, since the moisture can rot the structure.

Wrinkling

Wrinkling is caused by paint put on too thick or by painting when the exterior of a house is too cold. This condition is also common where the paint wasn’t brushed in well or paint was too thick and should have been thinned slightly.

Nail Stains

Non-galvanized iron nails have begun to rust, causing bleed-through to the top coat. Non-galvanized iron nails have not been countersunk and filled over. Galvanized nail heads have begun to rust after sanding or excessive weathering.
